Building Flexibility into Mixed-Use Projects

An infill project configures the street grid to connect to nearby museums surrounding uses so it can flexibly mix offices, retail space, hotel space, and housing. Museum Place is located north of the large superblocks containing the Amon Carter Museum, the Kimbell Art Museum, and the Modern Art Museum of Fort Worth... To create a framework for a mixture of uses that could be developed in phases, Dallas-based JHP Architecture/Urban Design reinforced the historic street pattern and restored it to its orthogonal form.

A Fresh Start

After Hurricane Katrina battered New Orleans and the levees failed in August 2005, 80 percent of the city was flooded and 70 percent of all occupied units suffered damage, including the already distressed St. Bernard public housing development in the Gentilly neighborhood. With an Atlanta mixed-use, mixed-income development as a model, partnerships formed with the vision to transform the neighborhood into a sustainable community with a mix of housing types enhanced with amenities, schools, a health clinic, retail and recreation.

AHA To "Transform" Jack R. Wells Public Housing Complex

For years, Jack R. Wells Homes, the westside public housing complex often referred to as Pauldoe, has been saddled with the stigma of being a crime-ridden “project.”  Most Pauldoe residents, who would be the ones to actually know, see things differently. They say any crime at Jack R. Wells today comes from outside and that the broader community is blind to this reality. Relatively soon, however, we’ll all take a new view of Pauldoe.  A press conference at the Athens Housing Authority Thursday morning revealed bold plans for “transforming” Jack R. Wells Homes, built in 1967.

City Wants Cityville at Cityplace Back on Track

Perhaps you recall: We had a pretty good back-and-forth back in December '09 over city staff's thoughts on Cityville at Cityplace, the mammoth mixed-use development that's been planned for the former Loews Cityplace site since forever. After Kroger asked for that variance to sell beer and wine closer to Alex W. Spence Middle Learning Center & Talented/Gifted Academy than city code allowed, city staff weighed in with its lengthy critique, summed up as: "This layout is auto-oriented and does not create an urban pedestrian experience on any of the street frontages."  Now it's back before the city council -- at least, the Economic Development Committee...

West 7th development continues to grow in Fort Worth

Two JHP projects were recently profiled on the local WFAA news station as part of the expanding and enormously successful urban developmenets within downtown Fort Worth.  West 7th, a podium project with retail on the first floor and four story of residential above, is currently under construction.  The Lancaster projects consist of market rate units and our new MicrounitTM urban prototype.

Texas Architect Magazine Nov/Dec 2010 - Reconnecting Fort Worth

Recently Texas Architect Magazine featured the urban renewal and reconnection achieved by the Museum Place development in Fort Worth. Originally master planned by JHP in 2002, the 11-acre site is adjacent to both the Kimbell Art Museum and the Modern Art Museum of Fort Worth, with an axial view up Seventh Street eastward that terminates at the downtown skyline. It is a potent site, marking one’s arrival to the Cultural District while acknowledging its direct linkage to the central city.

The Retreat at Dorsey Manor Featured

The Retreat at Dorsey Manor, a premier urban infill project delivering affordable senior housing in Marietta, GA, was recently featured in 50+ Builder Magazine.  Built in collaboration with the Marietta Housing Authority and Columbia Residential, the project consists of 54 one bedroom and 18 two bedroom units with an array of amenities including a library and theater room.

The Bayou District at City Park Featured on The Nightly News

On Sunday August 29th, the Nightly News with Brian Williams did a special report on the five year anniversary of hurricane Katrina.  In that report he interviewed President Barack Obama in the courtyard of The Bayou District at City Park, one of the first and most successfuly residential rennovation project to help reinvigorate the city.

The Bayou District at City Park community includes a mix of different housing targeting affordable and market rates. The first phase of development brings 466 units of two and three story residential town homes, including 157 public housing units, 160 tax-credit units than can be rented using rental assistance vouchers, and 149 market rate rental units.

Pecha Kucha Dallas

The Pecha Kucha Dallas event went off with smashing success!  Jonathan and Melissa's co-presentation was extremely well recieved and the entire panel of presenters displayed an eclectic array of works of art from recycled plastic sculpture to comic book graphics, to socially consvious art engagements.

Mixed-income housing development replaces St. Bernard projects

The Bayou District at City Park continues to impressed the community and local leaders.  As reported by WWL Channel 4 news in New Orleans, the redevelopment of the old St. Bernard Housing has created a new community for the residents.  A resident noted about the city, the developer & the design  “Now we don't have to worry about whether you will do what you said you will do. You have earned your credibility with the work that you've done.”  City officials cut the ribbon on the development this last Monday.  “We've turned this crisis into an opportunity to transform this former St. Bernard site into a revitalized community, linking residents more closely,” said HUD Secretary Shaun Donovan.

Transit Oriented Development Coming to Carrollton

The City of Carrollton, TX has approved an agreement to formalize the relationship between the City and High Street Residential, a wholly-owned subsidiary of Trammell Crow Company, on a Downtown Carrollton Transit-Oriented Development (TOD) project; all of which is in preparation of the arrival of the Dallas Area Rapid Transit (DART) light rail in 2010. JHP provided initial TOD planning services to High Street Residential under this agreement.

Fort Hood Housing Goes Green

A ribbon cutting ceremony on Friday marked the opening of Fort Hood's new Green Community of 23 new homes. The new housing is part of senior leadership's focus to improve the quality of life in post housing. Fort Hood's expansion marks the opening of the first of the post's two green communities and will ultimately have over 230 new Green homes.
