Construction of new Phipps Plaza 319-apartment mid-rise project to begin in September

One of the very first new apartment projects reviewed by Buckhead’s SPI-12 Development Review Committee almost two years ago apparently will start coming out of the ground on the back end of Phipps Plaza mall this September.

Simon Propertry Group and Columbus Realty Partners Ltd. plan a 319 mid-rise, urban-style luxury residential development on Phipps Boulevard between Park Avenue and the service drive for Phipps Plaza.

Construction on Domain at Phipps Plaza is expected to begin in September with occupancy slated for fall 2015. Dallas-based JHP Architecture/Urban Design is the architect. Columbus and Simon have been planning the project for almost two years.

Domain at Phipps Plaza will offer resident amenities such as a yoga court, outdoor pool, health club with fitness on demand, dog park with dog wash stations and rooftop terrace with a resident lounge.

“Domain at Phipps Plaza will provide unsurpassed access to our upscale shopping, entertainment and dining options,” said Dewayne Herbert, Phipps Plaza’s mall manager. “The addition of these high-quality residences at Phipps Plaza expands our ability to deliver a lifestyle embellished with luxury and quality, and creates an exciting new place for Atlantans to call home.”

“We are thrilled with the opportunity to contribute a unique, luxury residential experience to one of the most renowned shopping destinations in the Southeast,” said Robert Shaw, principal partner of Columbus Realty Partners, Ltd. “With such a central location in the heart of Buckhead at Phipps Plaza, plus targeted amenities and upscale features, we are confident this project offers residents the perfect blend of luxury and convenience.”

The project was originally presented to the SPI-12 DRC in 2012 by consultants Kimley-Horn and JHP Architecture as a mix of 320 one- and two-bedroom apartments in a mid-rise building with internal hallways. The total square footage for the project was listed at 198,535.

Simon also recently announced an extensive renovation of the exterior and interior of Phipps Plaza mall. (For the earlier BuckheadView story on the mall renovations, click here.)

The mall’s interior makeover will include a fresh new look and feel to meet changing customer needs; upgraded energy-efficient LED lighting; new interior colors with warm wood accents and updated railings; comfortable lounging areas with Wi-Fi connectivity and device chargers; upgraded restrooms; and the installation of a hotel-like concierge customer service center.

Major improvements to parking include new lighting, flooring and automatic doors to welcome customers.
