JHP was part of a master developer/master planning team lead by Columbia Residential and the Better Housing coalition that responded to an RFQ from the Richmond Redevelopment and Housing Authority (RRHA) for redevelopment of Eastview Whitcomb court and Creighton Court/Nine Mile Road Area Transformation. Our approach was to re-establish the historical street grid. Buildings were brought up to the street defining the street edge and included parallel parking, street trees, sidewalks and front porches. Retail was placed at the street with high traffic count for visibility and mass transit access. Parking lots are located in the center of the blocks and are shielded by the buildings so they are not visible from the street. Playgrounds and pocket parks are distributed throughout the community so no one has to walk more than 1 block to have access to green space. A combination of 2 and 3 story town houses and stacked flat apartments and senior housing are used to address a variety of housing needs and to give variety and interest to the streetscape. The architectural approach is based on the design and details of the existing neighborhood so the community will blend in with the neighborhood.
