Garland Gateway Development Scenario | Garland, TX
JHP in conjunction with Halcyon Ltd (Real Estate Advisors and Development Consultants) studied various “gateway” development/redevelopment sites in Garland per the direction of the city of Garland’s planning and redevelopment agencies. We explored alternative uses for selected sites which should be subsumed into the Garland’s notion of Targeted Investment Areas (TIA). In addition to the basic concept of Higher Density to offset the Tax Ratable losses from former Retail sites, each of our TIA’s were considered with very important Educational + Training use overlays. The TIA Scenarios fit the categories: The “Gateways” -with high density as value drivers for large vacant /underperforming sites; Strategic Land Uses & Education Driven uses along with Private Learning Institutions.
