Challenge

The Grand at The Domain required an architectural response capable of managing density and structured parking while elevating residential living through refined massing, daylight, and engagement with one of Austin’s most dynamic urban districts. The project needed to support walkability, activate the street edge, and maintain a strong architectural presence amid large-scale retail, office, and entertainment uses.

Solution

JHP designed a six-story mid-rise of one- and two-bedroom residences defined by clean lines, expansive glazing, and articulated balconies that enhance natural light and urban connection. Residential massing is organized around an elevated amenity level, where a resort-style pool deck, lounges, and grilling areas form a shared social hub. Ground-level activation strengthens pedestrian engagement, while concierge services and refined interior finishes reinforce a hospitality-driven experience.

Impact

The Grand at The Domain strengthens The Domain’s live–work–play fabric by introducing a sophisticated, amenity-rich residential community that complements the district’s walkable character and elevates multifamily living within Austin’s ‘second downtown.’
