The Depot Fort Worth, TX | CLIDE Award in Redevelopment
The Cotton Depot project exemplifies the spirit of the CLIDE Award through its transformation of the historic 1911 St. Louis Southwestern Railway of Texas Freight Depot—known as the Cotton Belt Railroad—into a vibrant, sustainable residential community. Thoughtful adaptive reuse preserves the original brick depot as a community focal point, while materials salvaged from the former warehouse are repurposed throughout the development, reinforcing a commitment to environmental stewardship.
Set along a constrained, linear infill site, the project introduces approximately 200 thoughtfully designed one- and two-bedroom apartments that balance density with livability. Its innovative planning responds to adjacent rail and roadway infrastructure while respecting the surrounding neighborhood context.
By blending historic preservation, green development practices, and efficient urban housing, Cotton Depot demonstrates how underutilized sites can be reimagined into resilient, connected places—advancing smart growth and creating lasting value for the Fort Worth community.
The CLIDE Awards Program was created in 2003 to recognize private and public development programs and projects that exemplify the Principles of Development Excellence. JHP has been the recipient of 11 CLIDE Awards through the years.
