The Depot

Project Details:

Along a narrow 5.8-acre ribbon where steel rails still echo and the city streams by, the Historic Cotton Depot is reborn with quiet dignity. Once a 1911 brick freight hub of the Cotton Belt Railroad, its restored depot now anchors the community, holding memory within its walls. In response to the site’s long, slender form, a linear four-story building stretches gracefully along its length, weaving 199 homes between the rhythm of Spur 280 and the calm of the Hillside neighborhood. Where a warehouse once stood, life now unfolds—garages at ground, homes above—blending motion, history, and everyday living into a place both grounded and alive.

Challenge

The site’s extreme proportions—just 160 feet wide and over 1,100 feet long—imposed significant architectural and planning constraints. Flanked by rail to the west and Spur 280 to the east, the project faced noise, visibility, and buffering challenges, while also needing to respect the scale of adjacent single-family homes. Limited depth restricted traditional building layouts, circulation, and open space strategies, demanding a highly efficient configuration that could deliver density without sacrificing livability, daylight, or privacy. Integrating new construction alongside a historic structure further required careful coordination of scale, materials, and identity.

Solution

The design responds with a disciplined approach prioritizing efficiency, livability, and integration. Building massing creates a consistent edge that buffers external impacts while maintaining light and air. Thoughtful unit planning maximizes interior quality within a compact footprint, while vertical layering enhances privacy. Material expression and architectural rhythm draw from the historic context, creating a cohesive identity that ties past and present together.
