Just off South Congress, 44 South settles into Austin’s rhythm with quiet confidence. Challenge

The project required introducing mid-density multifamily housing along South Congress while maintaining continuity with the corridor’s commercial scale, transparency, and pedestrian orientation. Key challenges included integrating active ground-floor uses, mitigating privacy and noise impacts for residential units, and delivering a mixed-use program within a constrained urban site.

Solution

The building is organized with retail and live–work units at the ground plane to reinforce street activation, while leasing and amenity spaces are recessed to reduce visual and acoustic impacts. Residential units are stacked above in a four-story configuration, with bay windows replacing balconies to preserve privacy and provide controlled daylight and views. Massing, fenestration, and material articulation align with the scale and rhythm of adjacent development.

Impact

The project delivers a context-responsive mixed-use building that supports South Congress’ pedestrian character while providing functional residential environments above. The restrained architectural expression and efficient program organization contribute density and activity without disrupting the established urban fabric.
