Arlington Commons Phase II – The Truman was tasked with expanding an established community within one of North Arlington’s most active, high-visibility entertainment corridors. The project needed to introduce higher residential density while remaining pedestrian-friendly, clearly legible, and comfortable amid nearby highways, stadium events, and constant activity. Equally important was maintaining architectural continuity with Phase I, creating meaningful outdoor space, and shaping a residential identity that supports everyday living, not just destination-driven excitement.
Solution
The design extends the canyon-inspired façade language from Phase I, carving inward to form defined outdoor rooms that encourage walkability and social interaction. A central pool courtyard anchors the site, supported by grilling and game areas, a club room, and a fully equipped fitness center that elevate daily routines. The on-site Nehemiah Coffee Co. serves as a neighborhood touchstone, offering an inviting place to gather and connect.

Phase II strengthens the district’s residential character, enhances walkability, and delivers a balanced lifestyle; placing residents within moments of Arlington’s premier attractions while offering a composed, community-focused place to call home.
