Challenge

Bexley Frisco Station required a multifamily design that could contribute to the emerging urban structure of Frisco Station while fitting into a large, mixed-use technology district. The team needed to manage a long site frontage, address acoustic and solar exposures, and create a scaled residential presence within a predominantly commercial context.

Solution

JHP organized the building massing around interconnected courtyards to optimize light, views, and cross-ventilation. Façade articulation—using varied brick tones, fiber-cement panels, and deep window recesses—breaks down the length of the building and establishes a rhythmic streetscape. Townhome-style walk-ups activate the perimeter, while amenity volumes are expressed as distinct architectural elements anchoring circulation and open-space nodes.

Impact

The design delivers a refined, context-responsive residential environment that strengthens the district’s urban fabric through human-scaled edges, coherent massing, and purposeful spatial organization.
