Encore Montrose finds its rhythm at the edge of Houston’s Museum District, shaped by art, city, and motion. Tucked along Highway 69, the building turns inward with intention–shielded, softened, and thoughtfully layered. Its palette nods quietly to the nearby Menil, while landscaped buffers and a tucked-away dog run create calm against the rush. At its heart, a zero-edge pool lifts the eye to distant views, not the street below. A stacked fitness and leasing experience welcomes residents with a touch of hospitality, grounding urban density in comfort and care.

Challenge

Encore Montrose needed to integrate a dense, market-rate infill community into Houston’s Museum District while carefully addressing adjacency to Highway 69. The project had to respond to nearby residential and commercial uses, tight site constraints along the rear property line, and noise and visual impacts from the freeway.

Solution

JHP designed a four-story residential building over a two-story podium, with massing and material cues informed by the neighboring Menil Collection. A landscaped setback buffer–reimagined as a dog run–along with upgraded STC-rated windows and doors mitigates freeway impacts. A central zero-edge pool courtyard and hospitality-inspired leasing and fitness spaces elevate the resident experience.

Impact

The project transforms a constrained infill site into a comfortable, context-sensitive urban community, balancing cultural alignment, acoustic performance, and livability within the Museum District.
