Perch Denton (BFR)

Project Details:

Perch Denton is a thoughtfully planned neighborhood where homes are arranged around landscaped courtyards, giving residents green views and a true sense of community. Each home is designed to live like a single-family residence, with private backyards and covered patios that support everyday comfort. Shared amenities such as gathering spaces, recreation areas, and walking paths add convenience without overwhelming the residential feel. The result is a balanced, people-centered approach to built-to-rent living that prioritizes livability over density.

Build-for-Rent (BFR) housing consists of purpose-built communities of single-family homes or townhomes designed for long-term rental rather than individual ownership.

Challenge

As the first approved single-family BFR community in Denton, the project needed to show that a community-focused approach could deliver true neighborhood character while meeting contemporary rental expectations–without relying on conventional multifamily density.

Solution

JHP organized Perch Denton around landscaped courtyard pods that shift views away from streets and parking toward shared green space. Homes are designed to live like single-family residences, with private fenced backyards, covered patios, and residentially scaled interiors. A curated set of shared amenities, including gathering spaces, recreation, and walking trails, adds convenience while reinforcing a neighborhood feel.

Impact

Perch Denton establishes a new standard for build-to-rent communities, demonstrating how thoughtful planning and shared outdoor spaces can enhance suburban rental living. The project serves as a clear model for future BFR developments focused on livability, comfort, and authentic community identity.
