Challenge

Designing housing that felt dignified and desirable within a historically underserved part of Fort Worth required overcoming perceptions often associated with affordable development. Within the framework of a Purpose Built Communities initiative and Low-Income Housing Tax Credit financing, the project needed to unify multifamily and senior housing into a cohesive architectural identity. Balancing cost efficiency with high-quality design, while prioritizing walkability, safety, and integration with community amenities, demanded a thoughtful and disciplined approach.

Solution

The design elevates affordable housing through strategic planning and refined architecture. Buildings are positioned to frame streets, activate key nodes, and screen parking, reinforcing a pedestrian-oriented environment. Durable, high-quality materials create a market-rate appearance within LIHTC constraints, while amenities—community rooms, fitness spaces, and outdoor gathering areas—support daily life. Tree-lined pathways and multiple access points enhance connectivity, and strong links to parks foster an indoor-outdoor lifestyle. Distinct yet complementary building forms support a unified, multigenerational community aligned with Purpose Built principles.

Impact

Columbia Renaissance Square redefines affordable housing by pairing design excellence with the Purpose Built Communities model. Residents benefit from environments that promote dignity, wellness, and connection, while the development strengthens neighborhood identity and demonstrates how LIHTC housing can deliver lasting social and architectural value.
