Challenge
As the final phase of the 23-acre Columbia Parc redevelopment, Heritage Senior Residences was tasked with completing JHP’s master plan vision by delivering dignified, accessible senior housing on a constrained 2.35-acre block bisected by a fixed north–south easement, while reinforcing a cohesive, mixed-income, multigenerational neighborhood.
Solution
JHP turned the site’s constraints into a defining design element through a dual-building approach. A two- and three-story main building anchors the larger parcel, with dining, wellness, and social spaces organized around a landscaped courtyard featuring a porte cochere, fountains, and brick pavers. Along Duplessis Street, single-story senior cottages offer a more intimate, human-scaled living option. Architecture draws from New Orleans residential traditions through varied porches, colors, and elevations, with all homes fully accessible and designed for aging in place.
Impact
Heritage Senior Residences completes the Columbia Parc at Bayou District Master Plan, expands housing options for older adults, and reinforces JHP’s vision for inclusive, community-centered urban revitalization.
