The PwC Pennant Building is a landmark office tower at the heart of Ballpark Village in downtown St. Louis, steps from Busch Stadium. Home to PricewaterhouseCoopers, the building adds everyday energy to a district once defined by game days alone. With lively street-level retail and modern office space above, it supports a growing workforce while complementing nearby destinations like the Live! by Loews Hotel. Together, these uses help shape Ballpark Village into a vibrant, year-round downtown neighborhood.

Challenge

As part of the Ballpark Village master plan, the PwC Pennant Building was envisioned as a catalytic office project to help reposition downtown St. Louis as a competitive business destination. The primary challenge was delivering the city’s first new Class A office building in more than three decades while efficiently stacking office, parking, and active ground-floor uses within a dense, stadium-anchored district alongside the adjacent Live! by Loews Hotel.

Solution

Designed by HKS, with Bob Bullis, FAIA as Principal-in-Charge, the PwC Pennant Building anchors Phase Two of Ballpark Village as a contemporary mixed-use office tower. Four levels of Class A office space rise above five levels of structured parking, which are integrated into a ground floor activated by retail, service functions, and a prominent lobby. The building’s vertical form, refined materials, and expansive glazing establish a strong urban presence responsive to Busch Stadium and the neighboring hotel, while flexible, daylight-filled office floors support evolving workplace needs.

Impact

Completed in 2019, the PwC Pennant Building marked a turning point for downtown St. Louis, signaling renewed investment confidence and attracting major corporate tenants. Together with the Live! by Loews Hotel, it helped transform Ballpark Village into a fully realized, year-round mixed-use district supporting work, hospitality, and entertainment.
