Challenge

Create a full-block, mixed-use development that maintains an active urban edge along Broadway while transitioning to a residential scale on Acoma, integrating restaurant-ready retail, diverse unit types, and opportunities for rooftop amenities.

Solution

JHP designed a 5-story building with zero-setback retail frontage on Broadway and staggered residential massing along Acoma. Loft-style units activate the Evans and Broadway corner, while strategic step-backs provide private rooftop decks for west-facing residences. Amenity spaces—including coworking, a sky lounge, and a resort-style pool—are organized to support an elevated resident experience.

Impact

The project delivers a cohesive urban presence, strengthens pedestrian activity, and offers residents exceptional views and amenities. Thoughtful massing and mixed-use integration create a vibrant community destination within South Denver.
