LYV Broadway brings new energy to the southern edge of Carrollton’s historic downtown, shaped by its direct connection to the adjacent DART rail station. The development blends residential and commercial uses in a way that feels intentional and grounded in its surroundings, reinforcing walkability and daily activity. Highly successful live/work units are central to the project, housing thriving tenants that actively contribute to street life and local identity. Through close collaboration with the developer, city, and project team, LYV Broadway demonstrates how transit-oriented development can support vibrant, economically successful, and authentic downtown growth.

Challenge

As the fourth phase of the Union at Carrollton Square development, LYV Broadway (formerly Olympus on Broadway) was tasked with adding residential density adjacent to the DART Green Line while reinforcing Downtown Carrollton’s evolving identity. The project needed to integrate a substantial multifamily program and live/work units in a way that supported walkability, transit use, and the momentum established by earlier phases.
