Project Details:

Building on JHP’s earlier work for The Billingsley Group at Austin Ranch, Phase V extends the master-planned mixed-use community in North Dallas near the Dallas North Tollway and SH 121. Described as “Romantically Industrial,” the new phase pairs warm, crafted detailing with confident urban forms. It adds 500+ multifamily homes along with new restaurant and retail venues and a bank, while preserving the site’s native oaks and creek corridors. The result supports active living where trails, neighborhoods, and everyday conveniences meet in a fast-growing setting.

Challenge

Austin Ranch Phase V sought to expand an established mixed-use community while preserving its unique character and relationship to the surrounding natural landscape. The site needed to accommodate significant residential growth, new retail and restaurant uses, and continued integration with earlier phases—all within a rapidly developing North Dallas corridor near the tollway.

Solution

Building on the success of Phase IV, the design embraces a “Romantically Industrial” character expressed through thoughtful planning, massing, and detailing. Residential buildings are carefully positioned among native oak stands and along serene creek corridors. The program introduces multifamily housing, retail, dining, and neighborhood-serving uses that strengthen the community’s mixed-use foundation.

Impact

Austin Ranch Phase V enhances the district’s livability by blending active outdoor environments with a distinctive architectural identity. The integration of nature, walkability, and everyday amenities reinforces Austin Ranch’s long-term vision while contributing to the vibrancy of a rapidly growing North Dallas community.
