Challenge
Brookside Residences required transforming aging public housing into high-quality, mixed-income housing while preserving affordability and minimizing displacement. The redevelopment needed to deliver family-oriented units at scale and leverage LIHTC financing to meet both design and income-mix goals.
Solution
JHP designed two consecutive phases—completed in 2016 and 2017—totaling 270 multifamily units in a mix of one- to four-bedroom homes. The planning framework supports connectivity, neighborhood integration, and a dignified residential environment. LIHTC financing enabled a balanced income structure, while coordinated management between Columbia Residential and the Athens Housing Authority ensured tailored resident services.
