Pool courtyards unfold in sequence, each with its own mood and scale, while a street-facing beer garden threads them together, turning everyday movement into a shared neighborhood ritual.

Challenge
The Grand at Legacy West needed to establish a strong residential identity within Plano’s fast-growing, mixed-use district–balancing the scale and energy of a corporate and retail hub with a more intimate, pedestrian-focused experience. The design also required close coordination with Gensler to align with the district’s retail planning and urban framework.
Solution
JHP organized the community around a series of distinct pool courtyards, using softer massing and detailed elevations to shape comfortable outdoor rooms along the tree-lined boulevard. Rooftop terraces expand the amenity experience above, while a street-facing beer garden connects spaces and activates the edge between residential and retail uses.
Impact
The Grand strengthens Legacy West with walkable, amenity-rich housing that complements its commercial energy. Thoughtful transitions in scale, activated rooftops, and pedestrian-oriented spaces reinforce the district’s live–work–play identity and contribute to its role as a premier regional destination.
