Trinity Mills Station Master Plan

Project Details:

Trinity Mills Urban Village is envisioned as a transit-oriented, mixed-use neighborhood centered on the intermodal Trinity Mills Station, serving the DART Green Line and regional rail connections. Planned as a comprehensive redevelopment of a prominent 25-acre site, the vision brings together housing, workplaces, hospitality, and everyday retail within a walkable urban framework. Streets, promenades, and public spaces are carefully arranged to support transit use while fostering daily activity and social life. A central, east–west open-space spine–framed by cafés, small markets, and retail pavilions–anchors the district, creating a vibrant civic heart that strengthens connectivity, encourages gathering, and supports long-term urban vitality.

Challenge

The Trinity Mills Station site comprised approximately 25 acres of underutilized greyfield land at the intersection of regional transit and highway infrastructure, yet lacked identity, walkability, and a coherent urban structure. The challenge was to transform this transit-rich but disconnected site into a cohesive, pedestrian-oriented mixed-use district that could capitalize on multimodal access while supporting long-term redevelopment and placemaking.

Solution

As Planner, JHP led a comprehensive planning and urban design process that included visioning, master planning, entitlement coordination, and public-realm design. Building on an immersive charrette and successful RFP response, the team established a transit-oriented urban village organized around activated streets, connected promenades, and a clear hierarchy of public spaces. The framework integrates office, residential, hospitality, and retail uses, anchored by the Great Lawn and Market Plaza as the district’s civic core.

Impact

The opening of Phase One–Trinity Urban Village, a luxury residential community–marked a significant milestone, demonstrating strong market acceptance and setting the tone for subsequent development. With the site nearing 50 percent buildout, the plan is successfully catalyzing a walkable, transit-connected neighborhood that is emerging as a vibrant mixed-use destination and long-term urban center.
