Arlo Trinity Triangle envisions a vibrant, transit-oriented neighborhood that captures the creative energy and walkable character of Decatur. Rooted in its proximity to transit, the project is designed as a place where daily life unfolds easily–homes, gathering spaces, and local amenities woven together by inviting streets and public spaces. The vision emphasizes connection: linking people to transit, neighbors to one another, and the site to the surrounding community. Arlo Trinity Triangle aspires to be a welcoming gateway that reflects Decatur’s spirit while supporting a more sustainable, connected way of living.

Challenge

JHP provided planning for Arlo as part of the Trinity Triangle redevelopment, which aimed to transform a uniquely shaped triangular site in Decatur, Georgia, into a compact, mixed-use community supportive of walkability and urban living. The primary challenge was fitting residential, retail, and shared amenities onto a constrained site while prioritizing usable open space and seamless pedestrian connections just steps from downtown destinations and the Decatur MARTA Station.

Solution

The design organizes the building around a generous interior courtyard that serves as the project’s social and spatial heart, maximizing open space within the tight footprint. Active street-level retail reinforces pedestrian activity along surrounding streets, while thoughtfully planned residential units feature open layouts, kitchen islands, and expansive windows. A curated set of amenities–including a fitness center, pool, bocce court, pet spa, bike shop, and fourth-floor Skyline Lounge–supports daily life and fosters a connected resident experience.

Impact

Arlo Trinity Triangle enhances Decatur’s urban fabric by advancing transit-oriented living and activating the streetscape with new retail and public-facing uses. By transforming a challenging site into a cohesive, walkable destination, the project strengthens neighborhood vitality, supports local businesses, and contributes lasting value to Decatur’s growing downtown core.
