Austin Ranch Phase IV

Project Details:

Austin Ranch Phase IV is part of the larger Austin Ranch community in North Texas. It expands the New Urbanist neighborhood into land bordered by a Nature Conservation area, blending homes with natural surroundings. Thoughtful design encourages walking and outdoor living, with connected courtyards, pathways, and welcoming front porches that bring life to every street edge. The development continues the community’s focus on walkability, green space, and easy access to nearby amenities and nature trails.

Client:

Billingsley Company

Location:

The Colony, TX

Project Data:

  • 484 units
  • 21.0 acres
  • 23.00 units per acre

Challenge

The fourth phase of the Austin Ranch New Urbanist community needed to fit between a protected Nature Conservation area to the south and west and the earlier phases of development to the north and east. The project had to expand the neighborhood while respecting natural boundaries and maintaining a strong sense of walkability and community character.

Solution

The design uses simple, elegant buildings arranged around courtyards, pedestrian linkages, and paved plazas. Human-scaled streetscapes are reinforced through front doors and porches at every ground-floor unit, encouraging activity and a sense of ownership along public spaces.

Impact

The result is a seamless and sustainable neighborhood extension that enhances connectivity, preserves the adjacent natural environment, and strengthens the cohesive identity and livability of the Austin Ranch community.
