Eviva Trinity Mills Station represents the first phase of a larger, evolving transit-oriented community envisioned around Trinity Mills Station. Designed to set the tone for what follows, this initial phase establishes a strong sense of place rooted in walkability, access, and everyday connection to transit. Homes, shared spaces, and pedestrian-friendly streets come together to create an inviting foundation for future development. As the community grows over time, Eviva Trinity Mills Station serves as the catalyst—demonstrating how thoughtful, transit-adjacent living can foster vibrancy, continuity, and long-term neighborhood identity.
Trinity Mills Station offered strong regional rail access but was surrounded by auto-oriented infrastructure with little residential presence. The first phase needed to introduce housing that could function successfully on its own while accommodating parking demands, establishing a walkable character, and setting the framework for a future transit-oriented district
Solution
JHP designed the first residential block of EVIVA Trinity Mills Station as a four-story residential building wrapping a structured parking garage, allowing density and parking to be efficiently integrated within a compact footprint. Lining the garage with active residential uses maintains a human-scaled street edge and reinforces pedestrian comfort. The building provides contemporary studio, one-, and two-bedroom homes with shared amenities—including pool, fitness, and outdoor gathering spaces—and direct pedestrian connections to Dallas Area Rapid Transit rail.
Impact
The completed building introduces transit-adjacent housing that supports ridership while minimizing the visual and spatial impacts of parking. By concealing structured parking within a residential wrap, the project establishes a walkable, neighborhood-scaled presence at the station and sets a clear precedent for future phases. As the first realized piece of the broader TOD, EVIVA demonstrates how thoughtful design can transform a commuter station into the foundation of a livable, connected district.
